Power washing an OCNJ rental property

1. Match the cleaning method to the surface

Ask the contractor to identify the method, pressure and cleaning solution for siding, composite or wood decks, concrete, roofs, windows and painted trim separately. “Power wash the house” is not a sufficiently clear scope.

• Request a small test area when the finish or material is uncertain
• Ask how windows, doors, outlets and fixtures will be protected
• Confirm whether oxidation, rust, mildew or stains need separate treatment

2. Choose timing around the property—not just the calendar

Pre-season work can improve listing photos and the first guest arrival. Post-pollen or post-season work may last longer. Avoid creating wet surfaces, blocked access or chemical odors during a turnover or occupied stay.

3. Ask how water and runoff will be controlled

Have the contractor explain how landscaping, neighboring property, outdoor furniture, drains and pedestrian areas will be protected. The plan should reflect the site and products used rather than a generic promise.

4. Compare quotes using the same scope

Record square footage or elevations, included surfaces, stain treatments, setup, water source, cleanup and exclusions. A low quote may simply omit decks, rails, windows or difficult access.

• Request a written price and scope
• Confirm whether water is supplied by the property
• Identify fragile, painted or previously repaired areas
• Agree on photos and approval before extra work

5. Verify insurance and relevant experience

Ask for current liability coverage and examples involving similar shore-house materials. Review recent feedback for care, cleanup and communication—not only speed or price.
