1. Build a genuinely comparable set

Start with homes a guest would reasonably consider instead of yours. Bedroom count and sleeps matter, but so do floor or property type, beach distance, parking, outdoor space, elevator access, pet policy and the condition shown in photos.

  • Stay within the same general OCNJ neighborhood or beach-distance band
  • Match bedrooms, bathrooms and realistic sleeping capacity
  • Note parking, decks, elevator access, views and recent renovations
  • Remove outliers that are clearly more or less desirable

2. Compare the exact week

A July holiday week, an ordinary August week and a September event weekend are different products. Compare the same arrival dates whenever possible, then use adjacent weeks only as supporting evidence.

  • Create separate targets for peak, shoulder and off-season periods
  • Check the official event calendar before discounting a shoulder date
  • Account for minimum stays and turnover-day differences

3. Treat visible prices as asking prices

Public listings show what an owner or broker is asking—not necessarily what a guest ultimately booked. Use several sources, watch whether similar homes remain available and avoid treating one unusually high listing as the market.

4. Know the weekly break-even number

Pricing should reflect demand, but the decision to accept a lower week should reflect your economics. Divide the annual costs you expect rental income to cover by realistic rental weeks, then add management and turnover costs that rise with each booking.

5. Adjust from booking pace—not anxiety

Set review points around 120, 90, 60 and 30 days before arrival. If close comparables are booking and yours is not, review price, photos, restrictions and total guest cost together before cutting the rate.

  • Raise or protect weeks where demand is proving strong
  • Change one meaningful variable at a time
  • Record the asking rate, change date and eventual outcome for next season
