September 14: switch to the winter trash schedule
Ocean City's winter collection schedule begins on the Monday after Labor Day. Replace the twice-weekly summer instructions in the guest guide, cleaner checklist and any automated departure message.
The schedule is based on street range. Confirm which side of a boundary street applies to the property rather than choosing the nearest number.
- South side of 34th Street through 59th Street — Monday
- South side of 17th Street through north side of 34th Street — Tuesday
- South side of 9th Street through north side of 17th Street — Wednesday
- South side of 3rd Street through north side of 9th Street — Thursday
- Longport Bridge through north side of 3rd Street — Friday
- Use lidded, address-labeled containers under the city's 50-pound limit; verify all set-out rules on the live page
Before September 19: update event-week guest operations
The September 19–20 Airport Festival and air-show weekend is followed by the September 26–27 MS City to Shore Ride. Check remaining comparable availability before adjusting price, but update the stay instructions whether or not the rate changes.
- Confirm cleaner access and turnover timing
- Send the official calendar link with the guest message
- Describe only verified parking or location advantages
- Recheck weather-sensitive event details shortly before arrival
By mid-October: complete a documented post-season walk-through
Use the quieter period to find small failures before winter turns them into emergency calls. Keep a dated photo record and assign every issue to an owner, cleaner, handyman or licensed trade.
- Check roof, flashing, railings, decks, exterior fasteners and visible sealant
- Run every fixture and inspect under sinks, around toilets and near the water heater
- Test heat, thermostats, leak sensors and remote alerts
- Inventory smoke alarms, carbon-monoxide alarms and the extinguisher without assuming this replaces a required inspection
- Record storm contacts, access instructions and utility shutoffs
Before holiday stays: confirm the winter version of the property
A winter booking has different failure points than a summer week. Confirm heat, hot water, lighting, off-season business availability and a local response plan before opening dates around November and December events.
- Set a minimum safe heat policy and escalation contact
- Check walkway lighting and cold-weather slip risks
- Confirm linens, cleaner availability and late-arrival access
- Recheck holiday trash shifts; Ocean City lists Thanksgiving, Christmas and New Year's Day as collection holidays
Before year-end: build next season's compliance file
Keep the issued rental registration, fire-safety certificate or building-path documentation, lead-paint status, insurance evidence and repair receipts together. Then start the next filing cycle from current city forms instead of duplicating last year's packet.
- Identify the exact dwelling and inspection path
- Record certificate dates and responsible contacts
- Keep association records separate from unit-specific records
- Set a reminder to recheck fees, forms and deadlines before filing
