1. Confirm which inspection applies

Ocean City states that it certifies residential rental units in one- and two-family dwellings, including seasonal and yearly rentals. Individual condominium units and larger buildings can follow different certification or building-inspection paths, so identify the exact building type first.

2. Review the required safety equipment

Use the city’s current application and instructions to confirm the required smoke detectors, carbon-monoxide alarms and portable fire extinguisher. Do not rely on a generic device count or an old checklist because property layout and current rules matter.

  • Check manufacturing or replacement dates where applicable
  • Replace damaged, missing or unreliable devices
  • Make labels and access unobstructed
  • Keep receipts and model information with property records

3. Schedule with correction time

The city FAQ lists inspections Monday through Friday from 9 a.m. to 3 p.m. and says inspections must be performed in person; self-certification is not accepted. Schedule early enough to address a failed item before occupancy.

4. Prepare for the visit

  • Make every room and required device accessible
  • Provide working keys, codes and a knowledgeable contact
  • Confirm the property address and unit are unambiguous
  • Have prior certificates and relevant permit records available
  • Do not stage a tenant turnover during the inspection window

5. Keep the certificate with rental records

Save the issued certificate, application, payment record and any correction documentation together. Give the current certificate and emergency information to the person responsible for rental operations.
