1. Obtain the City rental-housing license

The City Clerk publishes a Rental Housing Mercantile License Application. Wildwood Chapter 22 addresses license requirements for rental properties, registration and inspection.

Use the current City form and confirm fees and required attachments directly before submission.

2. Keep owner, agent and unit information current

Treat the application as an operating record. Confirm the owner, responsible agent, rental-unit configuration and contact information match the actual property and advertising.

3. Coordinate the applicable inspections

The City code joins registration, inspection and licensing. Ask the City which inspections and certificates apply to the unit and rental pattern, and retain the completed records with the license.

  • Verify smoke and carbon-monoxide protection
  • Confirm extinguisher and egress readiness
  • Resolve open permits or property-maintenance items
  • Keep inspection and correction records

4. Give every stay the current local rules

Wildwood’s rental code provides for tenant information covering topics such as noise, trash, recycling, parking, dogs, beaches and dunes. Use the current City material rather than a copied list from a prior year.

5. Make trash compliance part of turnover

Wildwood Public Works reminds landlords to give tenants trash and recycling information and provide receptacles. Put cart placement, collection and return into both guest and cleaner instructions.
