September–December: prepare the next rental season
Use the quieter fall to service safety equipment, close open repairs and verify the rental invoice, representative and courtesy-key arrangement before the December 31 renewal-payment date.
- Photograph post-season condition
- Service the extinguisher and replace permitted batteries
- Test the realtor or representative key
- Clear exterior drainage and secure outdoor items
- Schedule work that cannot fit between guests
January–April: support the scheduled inspection
The Fire Prevention Bureau schedules renewal inspections by property location and says the dates cannot be changed. The Cape May County representative or realtor should confirm working access before the inspector arrives.
- Keep the invoice and inspection notice together
- Verify the property address is visible
- Keep equipment areas clear of stored combustibles
- Record corrections and reinspection status
Protect the quiet house between visits
A scheduled inspection is not a substitute for winter property watch. Set a cadence based on weather, property systems, insurance terms and the availability of a dependable local contact.
- Check heat, water and visible plumbing
- Inspect after significant wind, rain, freezing or coastal flooding
- Confirm doors, windows and roof-visible areas remain secure
April–May: open and test as a guest
Book trades before the seasonal rush and allow time for follow-up.
- Service HVAC and run all plumbing fixtures
- Inspect decks, stairs, railings, siding and outdoor showers
- Test appliances, Wi-Fi, locks and remotes
- Deep clean, inventory and update guest instructions
Every turnover: check water, comfort and access
Give the turnover lead a short inspection list and a named escalation contact.
- Look under sinks and around showers, toilets and appliances
- Confirm HVAC operation and unblocked returns
- Check decks, rails, furniture and doors
- Collect photos for damage or recurring issues
Use the live borough schedule
Trash, recycling and bulk-placement dates affect owner visits and turnovers. Link guests and cleaners to the current borough information instead of carrying last year’s dates forward.
